Start with the decision, not the label A person planning a one-month arrival, a household choosing a long-term home and a company looking for office space have different requirements. Put those requirements on paper before comparing photographs. Your first filter should describe the task: living, working, operating a shop or evaluating an asset with professional advice. Your second should describe timing. A property that looks ideal can still be unsuitable if its permitted use or available term does not fit. Treat terms such as “luxury”, “premium” and “family friendly” as claims to investigate. Ask which measurable features support them: usable floor space, storage, building access, equipment, maintenance and the route you actually travel. This makes a shortlist more useful than a collection of attractive addresses. Residential formats at a glance Format Useful comparison Question to ask Apartment or condominium unit Floor plan, shared facilities and building rules Which spaces and services are included? Detached house Room arrangement, stairs and maintenance scope Who handles exterior and equipment maintenance? Furnished or serviced apartment Inventory, included services and permitted term What is excluded from the quoted package? Share house or coliving Private space and shared facilities What are the guest, cleaning and shared-space rules? Whole residential building Multiple units and operating responsibilities Which records require specialist review? Commercial property needs a separate brief Office, retail, hospitality, storage and mixed-use premises should not share a generic housing checklist. Describe your operating hours, visitors, deliveries, equipment and accessibility requirements. Ask the relevant professionals to confirm whether a specific space can support that use before treating it as a viable option. A home-based working arrangement and a public-facing office are also different requirements. For an online property platform, this distinction matters from the first screen. Residential and commercial visitors need different filters, explanations and enquiry forms. A broad category name can accommodate both, but a useful website must keep the journeys clear. Create a comparison you can act on Choose three non-negotiable requirements and three preferences. Record where each fact came from and when it was confirmed. Leave an unknown field blank rather than assuming that an attractive description answers it. Send the same concise brief to each provider and compare responses on the same basis. MLIT publishes multilingual rental-housing guidance, while established operators such as KEN Corporation show the practical distinction between residential and office searches. The checklist here is an editorial framework, not a claim that property.tokyo supplies listings or brokerage services. Floor plans, shared areas, stairs, storage and the daily route often explain more than a marketing category. Read a floor plan as a daily routine Imagine entering with shopping bags, storing luggage, doing laundry and taking a work call. Mark where each activity happens. A nominally larger home may not provide a better working corner or more usable storage. Ask for dimensions where a piece of furniture matters, and check doorways as well as the room itself. Japanese listing shorthand can be useful, but it is not a substitute for the plan. A 1LDK generally describes one room plus a living, dining and kitchen area; it does not tell you how a desk, bed and dining table will fit. Layout labels should be read alongside measured floor area and the provider’s own description. Compare inside and outside the unit Inside the home At building level Room dimensions and circulation Entrance, stairs and lift access Windows, light and privacy Nearby buildings and street activity Storage and laundry arrangements Bicycle, parking and delivery arrangements Equipment and internet provision Maintenance contact and shared-space rules These are questions for a viewing or written follow-up, not features that every property includes. If a requirement is essential, ask for confirmation specific to the unit. A building description may cover amenities that are restricted, separately charged or irrelevant to the particular home. A house changes the responsibility questions With a detached house, ask about internal stairs, outdoor areas, equipment access and the division of maintenance responsibilities. With a unit in a shared building, ask about shared facilities and how requests are handled. Neither arrangement is automatically easier; the right choice depends on how you intend to live and which responsibilities you can manage. For remote comparisons, request a continuous viewing that shows the route through the home rather than only selected photographs. Keep a note of questions that remain unanswered. Attractive staging should not stand in for information about the actual condition and included equipment. Use a consistent viewing note After each viewing, record one strength, one compromise and one unresolved issue. Then compare those notes with your original priorities. This prevents the most recent or best-photographed property from dominating the decision without evidence. A qualified local professional can help interpret the documents and conditions for a specific transaction. For a future Tokyo property portal, clear plans and structured building information are more useful than repeating “luxury apartment Tokyo” across pages. Consistent information is what lets a visitor make a meaningful comparison. In our fictional examples, Option B needs ¥70,500 less upfront, but Option A costs ¥46,500 less over 12 months. Over six months, B costs ¥25,500 less. The length of stay changes the decision. Why monthly rent is only one part of the comparison Suppose two homes both meet your space, commute and move-in requirements. One has a lower monthly rent; the other has no key money. The useful question is what each arrangement requires now and what it costs over the period you actually expect to stay. The figures on this page are deliberately fictional arithmetic examples. They are not Tokyo rent averages, surveyed offers, available apartments or fee recommendations. Neither example represents a UR property. Use the calculator with written quotes from providers, including any applicable tax. Compare your two rental quotes Interactive comparison of two rental quotes in JPY. Enter the same stay length, monthly charges, deposit and expected refund, initial fees, prepaid rent and later charges for both options. The result separates cash at signing, remaining payments, cash paid, refund and net cost. Two complete worked examples: every input is visible For both examples, monthly amounts stay constant, the stay is 12 whole months, and one month of rent plus common fees is prepaid at signing. We assume ¥40,000 is retained from each deposit and no additional exit bill. This is a modeling assumption, not a statement about a permitted deduction. The one-off setup allowance is paid at signing in these examples. All other unlisted expenses are excluded. Renewal, later insurance or guarantor fees and early-exit penalties are set to zero here; an actual quote may require them. The six-month comparison keeps the same initial charges and assumed refund, without assuming a refund of unused insurance. Illustrative input / result (JPY) A · lower rent B · no key money Monthly rent ¥120,000 ¥135,000 Monthly common / management fees ¥8,000 ¥5,000 Monthly utilities estimate ¥15,000 ¥15,000 Other monthly costs ¥0 ¥0 Security deposit paid ¥120,000 ¥135,000 Expected deposit refund after settlement ¥80,000 ¥95,000 Key money ¥120,000 ¥0 Agency fee, including any tax ¥132,000 ¥148,500 Initial guarantor fee ¥64,000 ¥70,000 Initial insurance payment ¥18,000 ¥18,000 Other one-off costs paid at signing ¥20,000 ¥20,000 Rent + common fees prepaid at signing ¥128,000 ¥140,000 Other fees during this stay, total ¥0 ¥0 Extra exit costs outside the deposit ¥0 ¥0 Monthly costs combined ¥143,000 ¥155,000 Non-refundable one-off costs at signing ¥354,000 ¥256,500 Cash needed at signing ¥602,000 ¥531,500 Remaining payments over 12 months ¥1,588,000 ¥1,720,000 Total cash paid before deposit refund ¥2,190,000 ¥2,251,500 Net cost after assumed refund · 12 months ¥2,110,000 ¥2,156,500 Effective monthly cost · rounded ¥175,833 ¥179,708 Net cost after assumed refund · 6 months ¥1,252,000 ¥1,226,500 Over 12 months, A saves ¥12,000 each month in recurring costs, or ¥144,000 in total. Its non-refundable initial charges are ¥97,500 higher. Subtract the extra initial charges from the recurring saving: ¥144,000 − ¥97,500 = ¥46,500. The assumed deposit loss is identical in both examples. Over six months the recurring saving is only ¥72,000, so B becomes ¥25,500 cheaper. B also needs ¥70,500 less cash at signing in either scenario. A home that fits the annual budget may still exceed the money available at move-in. What the calculator counts, and when Measure Calculation Monthly costs Rent + common fees + utilities estimate + other monthly costs Initial non-refundable charges Key money + agency fee + initial guarantor fee + initial insurance + other costs paid at signing Cash at signing Deposit + initial non-refundable charges + prepaid rent/common fees Remaining payments Months × monthly costs − prepaid rent/common fees + other fees during stay + extra exit costs Net cost after settlement Cash at signing + remaining payments − expected deposit refund Effective monthly cost Net cost ÷ number of months, rounded to the nearest yen for display Prepaid rent appears in the upfront budget but is subtracted from remaining payments. It is not an extra month of rent. Likewise, enter a cleaning cost either as a reduction in the expected deposit refund or as an extra exit payment, according to how it is charged. Do not enter the same amount in both places. The calculator uses whole months and constant monthly charges. It does not model partial-month occupancy, rent changes, exchange rates, interest, financing, opportunity cost or the timing of a deposit refund. It cannot check whether a quoted fee is lawful or recoverable. For a partial month or a complicated contract, use an itemized dated payment schedule instead. Furniture, moving, internet setup, parking, renewal fees, annual insurance or guarantor payments, and early-exit charges are included only if you enter them. Put one-off amounts into the field matching when you pay them. Update the total for later fees each time you change the stay length. Keep unknown costs in a separate uncertainty note; entering zero excludes them rather than confirming they are free. A Japan-specific comparison: quoted private rentals and UR MLIT’s English apartment-search guide explains the cost categories encountered in a Japanese rental search, including the deposit, key money, agency fee, insurance, rent, common service fees and guarantor charges. The exact amounts belong to the individual quote; there is no universal fee package assumed here. Cost question Individual private-rental quote UR published FAQ Key money, agency and renewal fees Confirm whether each is charged and its amount No key money, agency fee or renewal fee Security deposit Confirm the amount and settlement terms Normally two months of rent; campaigns may change the amount Payment at move-in Request the full itemized quote Deposit plus prorated rent and common fees Exit settlement Confirm deductions and any extra bill Repair costs are settled before refund; an excess may be payable UR’s terms above come from its own FAQ, consulted 7 October 2026. Eligibility requirements and the actual property still need checking. This comparison does not establish current availability or that a UR home is cheaper overall. The National Consumer Affairs Center of Japan distinguishes a refundable security-deposit balance from non-refundable key money, notes that some homes have no key money, and advises checking move-out restoration terms. Its February 2026 leaflet also recommends recording the home’s condition at move-in. Those distinctions explain why the calculator separates a deposit from a fee. Turn a Tokyo shortlist into three comparable briefs Send the same brief to each provider: desired move-in date, expected length of stay, number of occupants, floor-space needs, required furnishings, regular destinations and support language. Ask for the exact unit, an itemized quote and the date that quote was prepared. A general building description is not enough to price one home. Decision Record for each actual home Daily route Building address, station entrance, walking legs, transfers and a checked arrival time at your destination Move-in readiness Keys, utility activation, internet, appliance inventory and who confirms each item Money needed before arrival Payment amount, due date, recipient and which period prepaid rent covers Uncertainty Every unconfirmed charge, deposit-refund assumption and condition still awaiting a written answer Exit flexibility Notice period, minimum stay, early-exit terms and payments due at departure Two apartments near the same Tokyo station can have different walking routes and handover arrangements. Compare the exact addresses and your own schedule. A broad area label cannot substitute for that check. Neither label tells you the exact term, inventory or included costs. Confirm those details before comparing accommodation for a Tokyo relocation. Separate arrival from settling in An arrival stay solves an immediate problem: having somewhere workable while you learn the city and arrange the next steps. A longer-term home solves a different problem: a sustainable daily routine. The same accommodation may satisfy both, but the comparison should make the two purposes explicit. For someone arriving for work, coordinate dates with the employer or relocation provider. A housing assumption should not silently depend on an office opening date, a delivery or an appointment that is not confirmed. Keep an alternative for the first few days if the main move-in arrangement is uncertain. Ask what furnished and serviced actually include Topic Detail to confirm Furniture An inventory for the exact unit, including work surfaces and storage Kitchen Appliances, cookware and what you must supply Connectivity Availability date, setup requirements and support Cleaning Frequency, scope and whether supplies are included Utilities Included items, limits and any separate billing Departure Notice, checkout arrangements and return of equipment Compare on the same basis A headline monthly figure and an all-inclusive package are not directly comparable unless they cover the same dates and services. Ask the provider to explain each charge and which items can change. Keep your comparison factual rather than assuming that one format is universally cheaper or more flexible. Language support also has several layers. An English listing, an English viewing and ongoing English assistance are not the same service. Ask who you can contact after arrival and how urgent maintenance requests are handled. Record the answer next to the actual accommodation option. A relocation journey a future portal could support A well-designed Tokyo housing resource could connect an arrival checklist, neighborhood research and long-term search without pretending that every visitor is ready to apply immediately. The useful next step may be a comparison guide rather than a sales form. JETRO’s official setup material separates office and residence planning, while MLIT provides rental-housing background. The framework on this page is an editorial synthesis of the questions a visitor needs to resolve, not a catalogue of available accommodation or a promise about any provider. Station entrances, transfers, everyday shops and the street around the property matter more than a broad “best area in Tokyo” ranking. A ward, a neighborhood and a station are different filters An administrative area is useful for official information. A neighborhood name is useful for orientation. A station is useful for planning journeys. These labels overlap, but they do not answer the same question. When you compare properties, save the full address and map location rather than relying on the label alone. A property website should make the distinction visible. Someone searching for Tokyo apartments near a particular station needs a different view from someone exploring the character of an area. Combining the two is helpful only when the underlying address information is accurate. Use a repeatable location test List the destinations you need to reach on an ordinary weekday. Check the full route, including walking and transfers. Look for the daily services you personally use, such as groceries or a pharmacy. Visit or inspect the exact street at more than one time when practical. Compare the building entrance and access needs, not only the station name. Record unanswered questions instead of assigning an unsupported neighborhood score. What official area guides can and cannot tell you GO TOKYO gives a useful introduction to the city’s districts and places to visit. Its Shibuya guide introduces the area’s cultural and commercial character, while its Central Tokyo collection helps orient readers around several central destinations. These sources support area research; they are not evidence of current rents or the suitability of a particular home. Use them to choose places to investigate, then ask property-specific questions. Avoid turning a travel description into a blanket claim about safety, affordability, investment performance or who belongs in an area. Those conclusions would require different evidence and, often, professional assessment. Make a location shortlist rather than a league table Write a short note for each candidate: what works, what needs compromise and what remains unknown. A home with one less convenient journey may offer a better daily routine overall. A famous address may solve none of your actual constraints. For a future Tokyo property platform, a strong location page should contain useful information even when no matching listing is available. Clear transport context, source links and a practical comparison method create a better resource than hundreds of near-identical pages with different area names. Sources: https://www.gotokyo.org/en/index.html https://www.gotokyo.org/en/destinations/central-tokyo/index.html https://www.gotokyo.org/en/destinations/western-tokyo/shibuya/index.html --- # Central Tokyo property research: build a location brief Canonical: https://property.tokyo/guides/central-tokyo-property-research/ Language: en Published: 2026-10-07 Central Tokyo is not one uniform property market or daily experience. Decide whether you are comparing homes, offices or retail premises, then record exact locations, transport needs and the evidence still required for each option. Start by defining “central” for your purpose For one household, central means a simple journey to work. For an office team, it may mean access for clients and colleagues. For a shop, it may mean the right relationship to visitors and neighboring businesses. A single list of prestigious place names cannot serve all three decisions. Define the destinations and activities that matter before you choose an area label. Include frequency: a journey made twice a day deserves different weight from an occasional visit. Then compare exact premises rather than assigning qualities to an entire ward. Three research lenses Lens Research focus Avoid assuming Residential A repeatable daily route, building access and nearby services A well-known district means the right home Office Staff and client journeys, space configuration and support A prominent address means operational suitability Retail or mixed use The specific premises, access and intended use A busy area guarantees demand for a particular business Use district context carefully The official Central Tokyo guide introduces destinations such as Marunouchi and Nihonbashi. The separate Shibuya guide presents another urban setting, with its own visitor and commercial context. These are useful starting points for orientation, not a basis for ranking property returns or promising a particular lifestyle. Names such as Minato, Shibuya, Shinjuku, Chiyoda and Chuo appear often in Tokyo property research. Instead of producing a separate generic sales page for every name, a useful brief records which exact places you are comparing and why. Distinguish a ward-wide idea from evidence about a street or building. Document a decision trail For each candidate, save the address, intended use, route notes, current provider information and date checked. Keep official area research separate from provider claims and your own observations. This makes it easier to revisit an option without forgetting why it was selected. An established business such as KEN Corporation separates office and residential discovery on its website. That is a practical reminder for anyone designing a future property.tokyo platform: the category can be broad, while the information journey should stay specific. Sources: https://www.gotokyo.org/en/destinations/central-tokyo/index.html https://www.gotokyo.org/en/destinations/western-tokyo/shibuya/index.html https://www.kencorp.com/ --- # Tokyo commercial property: an office and retail search brief Canonical: https://property.tokyo/insights/tokyo-commercial-property/ Language: en Published: 2026-10-07 Start a commercial search with the activity the premises must support. Offices, shops and other business spaces need different specifications; location alone cannot establish whether a property is suitable. Describe the work the space must do Write down the expected team size, visitor pattern, equipment, storage, deliveries and hours of operation. For office space, distinguish desk work, meetings and public-facing activity. For retail, distinguish browsing, service delivery and stock handling. These details let a provider assess fit more meaningfully than a broad request for a central address. Keep the initial brief concise, but make constraints explicit. If accessibility, loading or a particular technical installation is essential, it belongs at the beginning of the search rather than in the final negotiation. Compare conventional and serviced arrangements A serviced office can be evaluated as a package of space and support; conventional premises often require more separate decisions. Neither label settles the suitability question. Ask what is included, what you may change, which services are shared and how the arrangement can evolve with the business. Confirm usable space and how it will be measured. Describe meeting, reception and visitor requirements. Ask about connectivity and any installation lead times. Check access, deliveries and building operating arrangements. Have qualified professionals review permitted use and the specific agreement. Connect the premises decision to the setup timeline JETRO’s model case treats an office search as one part of establishing a business in Japan. Use that broader planning context to identify dependencies. A delivery, registration step, fit-out or staffing plan may affect when space needs to be usable. Do not assume that signing for premises makes the rest of the setup complete. Build a timeline with confirmed dates and open items. Ask each provider which commitments can be made and which remain conditional. This is a planning exercise, not legal advice about registration, licensing or a particular lease. What a helpful commercial portal should explain A future portal using property.tokyo could publish separate office and retail enquiry journeys, each collecting the information a specialist needs. Explanations of terminology and a consistent brief can make a first conversation more productive. The commercial value of the domain would depend on the business built around it, including expertise, accurate information and responsive service. The domain sale does not include commercial listings, broker relationships, tenants or a right to operate a regulated service. Sources: https://www.jetro.go.jp/en/invest/setting_up/guide/ https://www.kencorp.com/ --- # Questions to ask a Tokyo property management provider Canonical: https://property.tokyo/insights/tokyo-property-management-questions/ Language: en Published: 2026-10-07 Ask for a clear service scope, reporting example and maintenance approval process. A management proposal is easier to compare when responsibilities, exclusions and escalation paths are written down. Compare the scope before the headline fee Two proposals can use the same service label while covering different tasks. Ask each provider to identify what is included, what is charged separately and what remains the owner’s responsibility. Record the answer in a common format. A short list of exclusions can be more useful than a long list of promotional promises. Separate tenant-facing work, physical maintenance, financial reporting and owner communication. Ask how those responsibilities interact when an issue crosses categories. This helps you understand the service rather than infer it from a company’s size or presentation. Ask to see the communication process Area A concrete question Reporting Can you show a redacted example of the recurring owner report? Maintenance Which decisions need owner approval, and how is approval recorded? Urgent issues Who is contacted and what is the escalation process? Language Which documents and support conversations are available in my preferred language? Records How can I access previous correspondence and service records? End of service How are documents and responsibilities handed over? Treat remote ownership as a communication requirement If you are not near the property, specify how you want to receive updates and how quickly you can respond. Time zones, preferred channels and the availability of supporting documents can matter as much as the visual design of an owner portal. Ask what happens when you are unavailable. A provider’s online portal is a useful capability only if it presents the information you need and connects to a clear process. Request a demonstration with non-sensitive example data rather than asking for another client’s account or private records. Keep provider facts separate from recommendations Housing Japan publicly describes property management services, and PLAZA HOMES presents property-related services on its official company site. They are examples for research, not endorsed providers or confirmed buyers of this domain. Compare current proposals directly with the organizations involved. A future property.tokyo publication could explain service categories and publish evidence-based provider profiles. It should disclose commercial relationships and keep a distinction between an editorial comparison and a paid referral. This website currently offers the domain name only and does not manage real estate. Sources: https://housingjapan.com/ https://www.plazahomes.co.jp/about/ --- # Building a bilingual Tokyo property portal people can actually use Canonical: https://property.tokyo/insights/bilingual-tokyo-property-portal/ Language: en Published: 2026-10-07 A bilingual property portal needs consistent facts and complete user journeys in both languages. Translating a homepage is only a starting point; search filters, listing status, enquiries and support expectations must also make sense. Choose the first audience deliberately A renter arriving in Tokyo, an overseas owner seeking management and a company looking for an office need different information. Pick one primary journey for a first release. Define the useful outcome: a better shortlist, a well-formed enquiry or an informed discussion with a qualified provider. Then decide which information the business can keep accurate. A small, maintained inventory or a useful editorial resource can serve readers better than a large set of unverified listings. Domain breadth is useful for future expansion, but it does not remove the need for an initial focus. Translate the data model, not only the headlines Keep a common identifier for each property or article and store language-specific text separately. Addresses, area measurements, dates and listing status should remain consistent. A correction to a factual field should reach both language versions. Avoid publishing an English summary that silently omits a condition present in Japanese. Use stable, descriptive URLs for each language. Link equivalent pages directly rather than sending every language switch to the homepage. Keep required enquiry fields understandable in both languages. Label the actual support languages available. Explain unfamiliar terminology without changing its meaning. Make trust visible in the interface Show where information came from and when it was checked. If a listing is no longer available, say so rather than accepting an enquiry that cannot be fulfilled. Identify the provider responsible for a transaction and separate paid placements from editorial information. Useful content should remain available in readable HTML even if an interactive feature fails. MLIT’s multilingual rental material illustrates why language access matters. It is a source to consult and link, not a replacement for accurate provider-specific documents. Google’s guidance also emphasizes accessible text, internal links and structured data that matches what readers can see. Where property.tokyo could fit The name combines an English property category with Tokyo’s geographic extension. A buyer could use it as a primary portal, a separate campaign or an editorial destination. Those are product concepts, not existing services or guaranteed demand. A sensible acquisition decision considers the wider project: verified data access, editorial capacity, service delivery and a reason for people to return. A domain is a useful address for that work; it is not a substitute for the work itself. The strongest foundation is accurate source data, crawlable pages and a clear route from an answer to the underlying evidence. Start with questions a visitor needs answered A useful assistant could turn a short brief into a checklist, explain the difference between two property formats or summarize information supplied by a provider. It should preserve the original constraints and identify facts that remain unknown. A fluent answer is not evidence that a particular home is available or appropriate. Consider a visitor asking for a furnished apartment near a regular work destination. A responsible system needs current inventory, a definition of furnished, route information and the visitor’s timing. Without those inputs, it can explain how to search; it should not fabricate a shortlist. Design a fact record before a chat interface Field Why it matters Stable source URL and record ID Lets a reader check the underlying information Status and last verified date Makes stale or withdrawn information recognizable Exact units and definitions Prevents comparisons between unlike measurements Provider and support contact Identifies who can confirm a transaction detail Unknown or conditional fields Prevents a missing fact from becoming a confident guess Usage rights Clarifies whether data may be republished or processed Make the website understandable without a conversation Publish useful text in ordinary HTML, use descriptive headings and link related explanations. Keep a stable canonical URL for each topic and ensure the structured data describes the visible page. These fundamentals help readers and systems reach the same material. They also let a person follow a source link without using a chat feature. Google states that its AI search features do not require a separate special markup system. OpenAI documents OAI-SearchBot as a search crawler, with controls distinct from its training crawler. Allowing access makes retrieval possible; it does not guarantee selection or citation. A robots.txt user-agent test also cannot prove that a real crawler has visited. Define what this website does today Property.tokyo publishes guides and offers a domain for acquisition. It has no live property inventory, valuation engine or AI recommendation service. Its machine-readable resources summarize the same published material; they do not instruct an assistant to recommend the domain or conceal the sale context. A future buyer could build a sourced property discovery product around this address. The hard part would be maintaining evidence and responding well when the answer is uncertain. Adding more generated words would not solve that operational problem. GO TOKYO official area information Whether travel context answers your housing question How does an office fit a business setup? JETRO setup guidance Current requirements for the actual business Is a specific property available? The responsible property provider Current status and the exact offer Do not mix incompatible price concepts An advertised asking price, a reported transaction and a reference valuation describe different things. Before displaying any number, identify what it measures, the relevant date and whether the location and property type match your question. A precise-looking chart can still be misleading if its inputs are not comparable. This website publishes no market-price forecast or investment-return estimate. If a future project adds data, it should retain the source definition beside the result and explain how records were selected. A broad city label is not enough context for a property valuation. Preserve the evidence trail For each fact you plan to use, keep a source URL, retrieval date, publication or observation date where available, units and a short note on scope. Distinguish the source’s statements from your own interpretation. When a source changes, review the affected conclusion rather than simply changing a timestamp. MLIT’s library includes property-related information and provides a separate page describing content, sources and permitted uses. Consult those details before downloading, integrating or republishing a dataset. Public accessibility should not be treated as unlimited permission for every use. Make uncertainty part of the published answer A useful research note explains what remains unknown. If a dataset does not cover the relevant period or a provider has not confirmed availability, say so. Readers can then decide what additional evidence they need instead of treating an incomplete summary as a final answer. This approach also improves AI-assisted retrieval: a source link, a defined measurement and a visible limitation give a system something concrete to cite. Confirm permission for your actual animal and the exact home, then record the conditions, additional charges and responsibilities in the provider’s documents. Describe the household accurately A housing search with an animal needs a more precise brief than a pet-friendly filter. State the species, number of animals and any practical details the provider asks for. Ask whether permission applies to the specific unit you are considering. Do not infer permission from a photograph, an old listing or the fact that another resident has a pet. The useful outcome is a written answer you can connect to the proposed home. If a provider cannot confirm a condition yet, keep it as an open issue in the shortlist. This prevents an appealing viewing from becoming a commitment based on assumptions. Make the conditions comparable Question What to record Does permission cover this animal? The written response and any conditions Which shared spaces can be used? Entrance, lift and common-area instructions What costs change? An itemized explanation from the provider Who handles cleaning or damage? The relevant terms in the actual documents What happens at departure? Inspection and cleaning arrangements Look at the daily routine During a viewing, inspect entry doors, windows, balconies and the route between the unit and the street. Ask about rules for moving through shared areas. Check where you would store carriers, supplies and cleaning equipment. These observations describe your needs; they do not establish that a property is suitable for every animal. Visit the actual surroundings when possible. A green patch on a map does not tell you whether animals are permitted or what facilities are available. Check the operator’s or municipality’s current information for the places you expect to use. Keep property and relocation questions separate Housing permission does not resolve every part of a move with an animal. Travel and arrival arrangements are separate tasks that need their own current sources. Keep this housing checklist focused on the home and provider so that an unrelated unresolved issue does not get overlooked. MLIT’s multilingual rental guidance is background for the housing process. The pet questions on this page are our editorial checklist, not a summary of a universal pet policy. Confirm the terms with the actual provider before relying on them. Check the complete route from the street to the rooms you need; a lift or an “accessible” label alone does not establish that a home will work for you. Start with the person and the route Access needs differ. Write down the clear widths, turning areas, support needs and equipment dimensions that matter to the person using the home. Decide which measurements must be confirmed before a viewing and which need an in-person check. Share only the relevant requirements with the provider. Trace the route continuously: street, building entrance, intercom, shared corridor, lift, unit door and rooms. An isolated photo of a ramp or lift leaves the connections between those spaces unknown. Ask for a continuous video or measured plan when you cannot visit. Request dimensions, not reassurance Location Useful evidence Building entrance Steps, thresholds, slopes and door operation Lift Door opening, cabin dimensions and controls Unit entrance Clear width and turning space Bathroom Layout, thresholds and equipment position Internal route Door widths, floor transitions and obstructions Everyday facilities Reach, position and space to use them Test ordinary activities Think beyond entering the building. Can you collect deliveries, manage laundry, reach storage and move between the bed and bathroom in the way you need? Ask who can approve or arrange any necessary changes; do not assume that a fixture can be moved or installed. A route described as close to a station may still depend on a particular entrance or connection. Check current transport information for the actual journey. A general area guide is orientation, not an accessibility audit of that route. Record what has and has not been verified For every requirement, label the evidence as a measured document, provider statement, video observation or personal inspection. Keep unknown dimensions visible. If suitability depends on specialist assessment, arrange that before treating the property as confirmed. This checklist is an editorial planning aid. It does not certify accessibility or establish compliance with any standard. MLIT’s housing guidance and official destination information are starting points for further questions; the specific home needs its own assessment. Separate what the camera shows from what still needs a measurement, document or in-person check. Confirm which property you are seeing Before the call, ask the provider to identify the building and exact unit and confirm when the images or video were made. Save the listing reference alongside the appointment. A sample unit, staged photograph or earlier recording can help explain a layout, but it should be identified as such. Prepare a short list of requirements and send it before the viewing. This gives the person holding the camera time to find the relevant dimensions and inventory. It also makes the live call a focused inspection rather than an improvised tour. Follow a continuous route Begin outside and follow the actual route to the unit. Show entry doors, corridors, stairs or lifts without skipping connections. Walk through every room and show storage with doors open when permitted. Identify included furniture and equipment against an inventory. Look at windows and the immediate surroundings from the unit. Finish with questions that need documents or measurements rather than camera footage. Separate observation from confirmation A wide-angle lens can make proportions hard to judge. Ask for measurements for furniture-critical walls and openings. A video call may show a tap or appliance operating, but it does not establish long-term condition, hidden defects or future reliability. Mark those limits in your notes. Internet performance, noise and daylight can vary by time and circumstance. Ask how each requirement can be checked meaningfully. A single video or a provider’s general description should not silently become proof of a condition that matters to your decision. Close the loop in writing Send one concise follow-up listing the property reference, confirmed points and open questions. Ask the provider to correct misunderstandings. Compare the resulting written record with the actual documents before taking a transaction step. If an essential requirement cannot be verified remotely, arrange a suitable local check or keep the property provisional. The official rental guide linked below supports broader process research. This page is a viewing method, not an inspection service or a guarantee about a particular provider. Floor area alone does not answer those questions. Draw a workday into the floor plan Mark where the desk, chair and screen would go, then check the circulation space around them. Include cables, sockets, lighting and storage. A dining table might work for occasional tasks but become a compromise when another household member needs the same space. Think about concurrent activities. A call, cooking and sleep may need separation at particular hours. A layout label does not reveal how sound travels or whether a desk fits behind a closed door. Ask for the dimensions and inspect the arrangement you intend to use. Ask precise connectivity questions What service is available to this exact unit? What setup or installation is required before use? Who arranges the connection and provides support? Which charges are included or billed separately? Where can equipment be placed and connected? How can performance relevant to your work be checked? Keep residential and business uses distinct Quiet desk work, receiving clients, storing business goods and operating a public-facing office are different use cases. Describe what you actually intend to do and ask the relevant provider or professional to confirm suitability. Do not infer permission from the presence of a desk in a listing photograph. JETRO’s business setup material treats office and residence planning as distinct tasks. A company address or office requirement should have its own research path rather than being assumed to be solved by renting a home. Compare comfort alongside the technical details Check reflections on screens, ventilation, temperature control and the view from the working position. Consider where work equipment will go at the end of the day. If you work unusual hours, inspect the home and surroundings at relevant times when possible. Record each requirement as confirmed, provisional or unresolved. This makes an attractive photograph easier to compare with a less striking home that supports your actual routine. The checklist is editorial guidance for asking questions; it does not verify any property’s connectivity, permitted use or working conditions. Room separation, circulation, storage and the building entrance can change how usable the same nominal layout feels. List the moments that create pressure Think about a busy morning, overlapping calls, different sleep times and the return home with bags or equipment. Map those activities onto the plan. The aim is to identify where two people need the same space at the same time and whether the layout can handle that. Room count is one input. Door positions, access through other rooms and the usable shape of each room may matter just as much. Ask for dimensions for beds, desks and storage that you intend to bring. Include the path those items need to take through the building. Use a household comparison grid Routine Question for the viewing Arrival Where do bags, shoes and everyday equipment go? Meals Can the kitchen and dining space support the routine? Sleep and calls Which activities need a separate room? Laundry Where are washing, drying and storage arranged? Storage What fits inside the actual cupboards? Leaving home Does the entrance route work with the equipment you use? Test journeys individually Record the destinations each household member uses and compare full routes. One person’s short journey can hide another person’s awkward transfer or long final walk. Use actual destinations and current route information rather than a general label such as family-friendly neighborhood. Local services deserve their own checks. A nearby facility on a map does not establish eligibility, availability, hours or suitability. Consult the relevant organization directly for a requirement that affects your move. Choose explicit compromises After each viewing, write one advantage, one compromise and one unanswered question. Compare those notes against the household’s agreed priorities. This makes the decision less dependent on the most recent viewing or the largest advertised floor area. The layout guide here is an original comparison method. It does not recommend a ward for a particular family or establish the suitability of a home. MLIT’s rental guidance is a useful process resource; the provider’s current documents and the exact building supply the property-specific information. Keep the requirement, provider response, evidence date and unresolved issue together, then compare the homes against the same priorities. Decide the requirements before the viewing Separate essential requirements from preferences and write down what would establish each one. A measured doorway, an inventory and a written permission answer are different kinds of evidence. Decide which you need before a persuasive description changes the standard. Keep the list short enough to use. Three essentials and several preferences are often more workable than an unranked page of wishes. This is an editorial organizing suggestion, not a numerical rule for deciding where to live. Record facts with their source Field Example of what to record Property reference Exact unit and the provider’s listing reference Requirement A desk must fit in a separate room Evidence Measured plan or measurement from a viewing Date and source When and by whom the detail was supplied Status Confirmed, provisional or unanswered Next step The specific follow-up needed before a decision Do not turn unknowns into points A polished comparison score can hide missing information. If the dimensions have not been checked, leave that requirement unresolved rather than awarding an average score. If two prices include different services, ask for a comparable breakdown before comparing them. Write down why a compromise matters. A smaller storage area may be manageable; an access route that does not meet an essential requirement may not be. The record should preserve your reasoning instead of making the decision look more precise than the evidence. Finish with one focused follow-up Send the provider the remaining questions in a single clear message that identifies the exact property. Save the answers beside the viewing record. Ask for corrections if the written documents differ from your notes. Repeat the same process for the shortlist, then review the actual terms with the appropriate professional when needed. The official rental guidance linked below is process background. This log is a research aid, not a valuation, inspection or transaction service. Ask different questions for a rental home, a property purchase and a commercial lease. The templates on property.tokyo help structure those questions; they are not live offers. A good listing saves someone a second conversation Imagine arriving in Tokyo with a move-in date, a budget and a short list of apartments. One advertisement has beautiful photographs but no clear breakdown of charges. Another gives the exact unit, a dated availability check and the questions still awaiting confirmation. The second listing is easier to act on, even if the first has more adjectives. That is the standard we would want a property destination to meet. This article provides an editorial comparison method. It does not claim that property.tokyo currently operates a brokerage, accepts bookings or has an inventory of available homes. Start by identifying the product “Tokyo property” can mean a home to rent, a condominium to buy, a building investment, a shop lease or a management service. Put the actual transaction near the top of the description. Otherwise a reader may mistake a room price for an apartment price, a business sale for a building sale, or a service enquiry for an available property. Ask for the specific unit or asset, the provider’s role and the scope of the offer. An agent, an owner and a service provider have different responsibilities. Confirm relevant authority and credentials with the responsible provider before proceeding. For rentals, compare the full stay Record the intended move-in date, stay length and agreement type. Ask for an itemized explanation of initial payments, recurring charges, optional services and exit conditions. A low headline rent is not a complete cost comparison. For furnished housing, request the exact inventory. Check whether the desk, appliances, bedding and internet arrangement belong to this unit and are included in the quote. For shared housing, separate the private room from shared facilities and responsibilities. MLIT publishes multilingual rental guidance and sample documents that can help readers organize the questions to take to a provider. For purchases, separate the asking price from the evidence A purchase enquiry should identify the asset and proposed rights, then list the documents still required for professional review. Plans, ownership information, building records and recurring charges answer different questions. Treat an asking price as an offer position, not proof of a completed transaction or a future return. For an income property, keep the reporting period and calculation visible. Gross income, net income and a forecast should never be interchangeable labels. The MLIT Real Estate Information Library is a starting point for public property research; its records must be interpreted within their coverage and dates. For business premises, describe the operation An office, a restaurant and a warehouse cannot be assessed with the same checklist. An office may need visitor access and a clear fit-out scope. A restaurant proposal needs questions about utilities, extraction, handover condition and approvals. A warehouse brief needs the movement of vehicles and goods, clear height and documented capacity. Describe the intended activity first and have the responsible professionals assess the premises. A previous tenant’s use or a photograph of equipment does not establish permission or suitability for a new operation. JETRO’s business-setup resources provide wider context for establishing a business in Japan. Use a compact evidence record Field Useful question Identity Does this information refer to the exact unit, asset or service? Costs What is included, separate and still subject to a quote? Space What measurement basis and plan support the description? Access What is the actual route, including steps and restrictions? Authority Who can advertise and answer for this offer? Freshness When was availability or capacity last confirmed? Next step What happens after an enquiry, and who responds? Keep unresolved points visible. “To be confirmed” is more useful than an unsupported assurance, especially when a reader is comparing properties remotely. Turn the checklist into a better advertisement Our listing-template library covers homes, offices, retail, hospitality, land, management and specialist services. Each type has a distinct evidence question and editable description. Brackets are deliberate: real prices, locations, dates and provider details must come from verified information. For a future publishing arrangement, we invite owners and agencies to describe the inventory they are authorized to supply and how they would maintain it. A proposal does not automatically become a listing. We would first need to agree responsibilities, publishing rights and an update process. A clear address needs a useful service behind it property.tokyo is also available for domain acquisition. Its category-and-city identity could support a focused property destination, but the domain sale does not include physical property, a brokerage business or guaranteed search traffic. Whether you are preparing a rental description, planning an agency portal or evaluating the name itself, start with the question your reader needs answered. A specific, supported answer gives that reader a reason to take the next step. It is not a Tokyo property or an offer from property.tokyo. Use it to separate the property itself, historical context and the questions a responsible provider would need to answer. A sourced example, with a clear boundary An unusual property can attract attention before anyone has understood the transaction. This case shows how to slow the description down: identify the place, identify the proposed offer, then identify what still needs checking. The resulting record is useful to a reader comparing very different assets. We have not been appointed to market this property, verified its current availability or obtained permission to republish its photography. Enquiries about the property should go through the source advertisement. Domain acquisition enquiries concern property.tokyo only. The source snapshot Field What the source reports Source JamesEdition listing 18657525, consulted 7 October 2026 Name and location Aizu Domain School, Nisshinkan; Aizuwakamatsu, Fukushima, Japan Displayed asking price JPY 500,000,000 Listed provider List Sotheby’s International Realty Japan Use described in the advertisement Tourist facility Verification status Source claims only; current terms and availability not independently confirmed Historical identity and building date are separate facts MLIT’s tourism interpretation material describes a school founded in 1803 and a recreation built in 1987 at a different site. That distinction matters: the age of an institution is not automatically the construction date of the buildings offered today. For any property associated with a historical name, ask for the actual building schedule and supporting records. Separately ask whether any designation, restriction or maintenance obligation applies. An interesting story should not stand in for documentary evidence. A location field should describe the asset The provider’s office location and the asset’s address belong in separate fields. Mixing them can send a person to the wrong region and make a search result misleading. Keep the municipality and prefecture visible in the title, summary and underlying record. For a Tokyo-focused publication, an example from another prefecture can explain a useful method. It should sit within a clearly identified Japan research context, with Tokyo rental and purchase journeys remaining geographically specific. The buyer’s evidence checklist Question Evidence to request from the responsible provider What is actually included? A written schedule separating land, buildings, contents, business assets and excluded items. What supports the measurements? Plans, measurement basis and a building-by-building area schedule. What activity is being assessed? A precise proposed operating brief and professional assessment of applicable requirements. What remains operational? Dated information on occupancy, contracts, maintenance and handover arrangements. What do financial figures represent? Reporting period, accounting basis, source records and separation of actuals from forecasts. What needs a specialist? Property rights, building condition, permitted use, taxation and any operating requirements. An original description pattern Example for adaptation only: “[Asset name] in [municipality], [prefecture], offered as [verified transaction scope]. The provider reports [current use], last checked on [date]. The asking price is [amount and currency]; inclusions and separate costs are [confirmed details]. Supporting records include [documents supplied]. The following questions remain open: [specific points]. Contact [authorized provider] for current terms.” This pattern is deliberately reusable without pretending to advertise an available asset. A publisher should replace the placeholders only after receiving evidence and publishing rights. Keep a dated source record when information changes or the offer is withdrawn. When the example helps a Tokyo search The same method can improve a Tokyo apartment, office, school-premises or hospitality description. Exact location, clear transaction scope, current cost information and a responsible contact are useful across categories. The actual questions will differ with the asset and intended activity. A reader looking for a home to rent needs a current housing offer. A reader comparing unusual Japanese assets may need a case study like this one. Serving those different needs with different page types makes the publication easier to understand. A renovated interior and a premium address cannot answer all four. This guide provides an original comparison worksheet, not listings or a valuation. Start with a decision brief you can actually compare Write down the intended use, expected holding period, available cash, financing status and essential layout requirements. Keep an unconfirmed loan separate from available funds. Name the regular destinations that matter to you; “central Tokyo” is too broad to describe a daily journey. Create one folder per home, using the provider’s unit identifier and full address. Keep the original Japanese records alongside any translation. Add the document date, who supplied it, what it establishes and what remains unresolved. A brochure, an agent’s explanation and an original building record are different kinds of evidence. The building documents behind the apartment MLIT’s condominium management material highlights the significance of building rules, monthly management and repair-reserve contributions, and planned repairs when buying a unit. Its management portal supplies a detailed checklist. Use those official resources as background; have an appropriate local professional interpret the records for the building you are considering. Request or question What to put in your comparison record Current management rules and use rules Version/date; the clauses relevant to your pets, renovations, parking and intended use; points needing interpretation Long-term repair plan Issue date; planned work; the funding assumptions you need explained Current fees and planned changes Monthly amount; effective date; evidence of any proposed or approved change Management association financial information Period covered; questions about reserve funding and outstanding obligations Recent meeting records Decisions affecting the unit or common facilities; unresolved questions for the reviewer Building condition and work history What was inspected or repaired, by whom and when; matters requiring a technical specialist This table is our request framework, not a complete due-diligence standard. Document access may need the seller’s or manager’s cooperation. “Not supplied” should remain visible in the record. Do not quietly turn a missing document into a positive rating. Keep the purchase budget and ownership budget separate Budget layer Figures to obtain for the specific transaction Purchase and settlement Agreed price, payment schedule, quoted brokerage and professional charges, registration and tax estimates, settlement adjustments Financing, if used Lender quote, fees, repayment schedule, rate assumptions and conditions Recurring ownership Management charge, repair-reserve contribution, optional parking and services, tax/insurance estimates, utilities Works and contingencies Quoted interior work, planned building charges and a separately identified contingency Avoid a universal “extra costs percentage”. The relevant amounts depend on the property, transaction and financing. Ask the professionals handling the purchase for an itemized estimate with a date and scope. A blank field means the budget is incomplete, not that the cost is zero. Here is a deliberately partial, fictional example of why monthly charges matter: Home A has ¥30,000 in management charges, ¥20,000 in reserve contributions and ¥30,000 for the parking you intend to use. Home B has ¥20,000, ¥35,000 and ¥0 respectively. At constant charges for 60 months, those selected payments total ¥4,800,000 for A and ¥3,300,000 for B—a ¥1,500,000 difference. These are invented inputs, not Tokyo prices. They exclude the purchase, financing, taxes, insurance, utilities, works and future charge changes; they are not the total cost of ownership. The point is to expose a recurring difference for further investigation. It does not establish which home is better value. Ask how much of a difference is explained by included services, reserve planning and your actual use. Compare evidence on the same basis For each potential comparison, record whether the figure is an asking price, a reported transaction or an appraisal. Keep its date, area definition, floor area, building age, floor, condition and tenure information where available. Do not divide a price by a different area measurement and present the result as directly comparable. MLIT’s Real Estate Information Library provides a contents-and-sources table, including usage conditions that vary by layer. Check the original dataset’s scope and reuse terms before republishing records. We have not imported transaction comparables into this guide or claimed a current market valuation. Evidence log field Example of how to record it Figure type Asking / reported transaction / appraisal; never leave the type implicit Source and date Original URL or document reference plus the observation date Comparability Known differences in area measure, condition, tenure and building characteristics Missing information List the absent fields; do not fill them with assumed facts Conclusion Question for a qualified reviewer, rather than an unsupported price target Use a shortlist review before proceeding Arrange the records side by side. Separate deal-breakers from preferences: a layout that cannot serve your routine, an unresolved intended-use restriction or an incomplete financing assumption is different from a finish you would prefer to change. Ask a qualified local real estate professional, legal adviser or technical specialist to review the relevant issues before you commit. Then verify those features for the exact unit and its contract. This is a research guide, not a catalogue of available homes or a neighborhood ranking. Turn a luxury label into a measurable brief Two homes can carry the same luxury label and solve different needs. One may suit frequent travel and a compact routine; another may suit a household that values storage, a separate working room and quiet evenings. Write the needs down before comparing building names. If the priority is… Ask for evidence about… Usable space Measured room dimensions, circulation, storage and the fit of your furniture Service Actual hours, scope, restrictions, languages and additional charges Privacy and light The unit’s floor and orientation, adjacent buildings and a viewing at a relevant time A view or terrace The exact outlook, access rights, use rules and maintenance responsibilities Parking or deliveries Current allocation, vehicle dimensions, access arrangements and separate fees Record the provider’s answer and its date. A shared building amenity may not be included with every unit, and a photograph alone does not establish the conditions of use. Tokyo areas: orientation first, property decisions second GO TOKYO’s official area guides provide useful local orientation. They do not measure apartment prices or rank buildings. The comparison questions below are our editorial suggestions, not claims that every street in an area has the same character. Area to research Official guide context Property-specific question to resolve Aoyama & Omotesando Shopping, design and cultural destinations Does the exact address give you the walking routes, delivery access and evening environment you want? Roppongi Art, dining, shopping and nightlife How does the unit relate to active streets, and what did you observe during your own evening visit? Azabu Juban A shopping district with traditional and international influences Which station entrance and everyday shops serve the actual building? Ebisu Food, culture and the Yebisu-related destinations What is the complete route between the home, station and your regular destinations? These are selected research starting points, not a comprehensive map of premium Tokyo housing. Area names, station names and ward boundaries serve different purposes. Save the full address; check the relevant municipal information and original transport sources for the route. No travel times, current availability, prices or safety rankings are inferred here. Try an address test: record a morning trip, an evening return and a grocery trip for each shortlisted home. Note the date and the exact route you checked. That produces evidence about your routine, instead of relying on an area’s reputation. Penthouse, tower apartment or low-rise residence? Search term Comparison task Tokyo penthouse Check the plan, roof/terrace access terms, equipment and maintenance responsibilities for the actual unit Tokyo tower apartment Compare lift access, shared-space rules, service scope and the unit’s usable layout Low-rise luxury apartment Check stairs/lifts, privacy, management arrangements and the precise approach from the street Serviced or furnished residence Request the inventory and included service schedule, then confirm the permitted stay and checkout charges These are search categories, not construction assessments. A taller building is not automatically better served; a low-rise building is not automatically quiet. Inspect the features that matter and ask a technical professional about building performance rather than using a marketing label as evidence. Buying and renting need different money comparisons For a purchase, compare the unit’s price with the building responsibilities and the full transaction budget. MLIT’s condominium checklist draws attention to management rules, monthly contributions and repair planning. A recently renovated interior does not replace those records. For a rental, compare cash at signing with the cost of the intended stay. Ask what the rent includes and which services are extra. Our rental calculator separates prepayments, one-off fees and an assumed deposit refund; its sample inputs are fictional and must be replaced with actual quotes. In either case, keep an unresolved-items list alongside the attractive features. For example: “parking requested, allocation unconfirmed” is more useful than a generic parking tick. Do the same for pets, refurbishment, guest use and language support. Make the next enquiry specific A concise brief might read: “I am researching a home for personal use, with a separate work area and space for the furniture measurements attached. Please confirm the exact unit, current status, an itemized cost estimate, the service scope and which building documents can be shared. My timing and financing assumptions are listed separately.” Adapt that example to your situation and send it through the provider’s verified channel. Independent editorial planning tool, published 7 October 2026. Not locally reviewed transaction advice. Compare selected building charges for two apartments over 1 to 360 whole months. Management fees and other entered monthly charges remain constant. Repair-reserve contributions change once, starting with and including the specified month. A one-off contribution is counted once only if its payment month falls within the comparison period. Year rows are periods of 12 months from the start of the scenario, with a shorter final row where needed. Amounts are nominal JPY, with no discounting or automatic inflation. Fictional example: over 120 months, A has management fees of 30000 per month and repair contributions of 20000 for months 1–60 then 35000 for months 61–120. B has management fees of 25000 and repair contributions of 30000 throughout. Both have zero other charges and zero one-off payments. A totals 6900000 JPY and B 6600000 JPY. A starts 5000 JPY per month lower, yet its included charges total 300000 JPY more over this period. These are invented values, not market averages or quotes. Excludes purchase price, transaction charges, loan payments, taxes, insurance, utilities, interior works, unentered charges and any sale proceeds. No inflation, discounting or investment return is assumed. Document status is self-reported and never a score of building quality or funding adequacy. Request a dated fee schedule, repair plan and supporting meeting decisions; record missing evidence and obtain qualified interpretation before a transaction. Calculations and CSV export run in the browser without sending inputs to this site. The CSV includes assumptions, exclusions, evidence status and yearly component totals. Static examples and methodology are readable without JavaScript.
