What a reader needs to decide
A hotel building, an operating accommodation business and a room booking are different products. An advertisement should identify exactly which one is offered.
State whether the proposed transaction concerns real estate, a business, a lease or management services. Operating permissions, transferability, historical results and future plans need separate evidence. Japan has multiple accommodation frameworks; the word “minpaku” is not a universal permission.

Before turning a template into an advertisement
- Obtain authority to advertise and permission to use the photographs and floor plans.
- Verify the specific property or service, responsible provider and any required credentials.
- Replace every bracket with confirmed facts. Omit unsupported claims and preserve important exclusions.
- Record the verification date and arrange a process to remove or update expired information.
- Have the responsible provider review the applicable disclosure and advertising requirements.
Use a unique page for a real, distinct offer when one exists. A different keyword, ward name or spelling alone does not justify another listing.
